The masterplan for Sultan Haitham City incorporates a site of 14.8 million m² and works to preserve, promote, harmonise the existing natural environment with the built environment, connecting the community. Poised to become the most desired residential community in outskirts of Muscat, the proposals create a destination for 100,000 residents continue with the development and the expansion of the city of Muscat.

Meinhardt UK’s Mobility and Infrastructure team provided mobility strategy and mobility modelling support, including the running of the Oman National Transport Model with various development and phasing scenarios.

Aspects of the project which stand out include:

A Transit Orientated Design ethos, which allowed Meinhardt’s Mobility team to have a genuine impact on the site masterplan

A network of micro-mobility corridors placed throughout the site allowing for convenient first and last mile transport between residential and commercial/leisure and religious/cultural areas.

The inclusion of a fully car-free boulevard cutting through the centre of the site connecting key transport interchange points, leisure and the site’s ‘Big Park’ which takes in the natural alignment of an existing Wadi.
