This project involves the design of a 39 storey residential tower and a 10 storey office building above a single-storey basement on a confined and constrained central London site in close proximity to the Old Street “Silicon Roundabout”.

Immediately adjacent to the site, beneath City Road is “a highway” of fibre optic cables along with the London Underground Northern Line tunnels.

A recent discovery following the site acquisition was the existence of the Network Rail’s Northern City Line tunnels passing immediately under the corner of the site and conflicting with the proposed the tower foundations.

A structural engineering Peer Review was completed of the scheme post-planning, in order to optimize the structural arrangement, material content and efficiency of construction.

Façade Consultancy services have been provided during the design development and have focused on the design and optimization of a modularized lightweight cladding system for installation on the tight central London site.
